> Splendido at Rancho Vistoso is a luxury Life Plan Community (also known as a Continuing Care Retirement Community, or CCRC) nestled between the Santa Catalina and Tortolita Mountains in Tucson, Arizona, for adults age 55 and better.  It is NOT a rental community. It requires an Entrance Fee and a Monthly Fee, and residents have access to a continuum of care in Sonora, Splendido’s on-site health center. Splendido’s Life Care Plan is the only one of its kind in southern Arizona.

## Financial Structure

**Entrance Fee:** A one-time fee is based on size, location, and type of home. Three refund options—80%, 50%, or 0%—allow each resident to select the program and price that best suits their needs. The refundable portion is returned within a maximum of 120 days to the resident or their estate when they leave Splendido. A portion of the Entrance Fee may be tax deductible. **Monthly Fee:** Covers utilities (except telephone and internet), housekeeping and linen service, day-to-day home maintenance, landscaping, Culinary Club Plan selection, choice of long-term life care protection, and more. A portion may be tax deductible. A Second Person Fee applies.

### Care Plan Options

Residents choose one of two long-term care plans before move-in. Partners may each select a different plan.

- **Life Care Plan:** Provides unlimited days of care in Sonora at Splendido upon permanent relocation at nearly the same Monthly Fee as the resident's Terrace or Villa Home, regardless of the level of care needed. Also provides a limited number of days for temporary care stays. Additional charges apply for three meals per day, medications, rehabilitation, and other ancillary charges.
- **90-Day Plan:** Provides up to 90 days of care in Sonora at Splendido upon permanent relocation at nearly no increase in the Monthly Fee. Upon the 91st day, residents pay the daily rate for health care expenses. Additional charges apply for three meals per day, medications, rehabilitation, and other ancillary charges.

 Splendido offers freestanding Villa Homes and apartment-style Terrace Homes. One-, two-, and three-bedroom layouts feature open floor plans, designer kitchens, generous storage, and private outdoor spaces.

Spacious one-bedroom apartments with private baths and kitchenettes. Residents remain as independent as possible with support for daily tasks including bathing, dressing, grooming, and medication management. Features a dedicated bistro, wellness offerings, and creative arts programming.

### Madera — Memory Support
Private suites designed for those with dementia, Alzheimer's, or memory loss. Residents can take part in programming specific to things they enjoy, like music, arts, and crafts. Focuses include social connection, wellness opportunities, creative arts programming, specialized care techniques, and individualized care plans. 

### Sabino — Skilled Nursing and Rehabilitation
Medicare-certified skilled nursing for recovery after illness or surgery, concentrated rehabilitation, or ongoing long-term care. Spacious private suites with private bath, adjustable bed, flat-screen TV. Rehabilitation services include physical therapy, neurological treatments, pain management, restorative therapy, occupational therapy, and speech therapy. Residents who meet the qualifying stay requirements, either from Medicare or through their physician’s instructions, may receive skilled nursing care.

### Short-Term Stays and Hospice
